In March 2007 the bubble of subprime loan was bursted by the declaration of bankruptcy of American corporation - New Century Financial and no one would expect the U.S. subprime loan crisis will become a financial disaster in human history. In next September the U.S. government officially took over two major housing finance agencies - Fannie Mae and Freddie Mac, and then followed by the bankruptcy of global financial services firm - Lehman Brothers Holdings Inc. shook the global economy. This severe impact made the long-saggy Taiwanese real estate market even worse than before, as a result, the operating strategies of a company become a crucial subject for survival. This study went through the literatures, along with data collection and analysis, to first develop the primary evaluation criteria in business strategy making from the real estate companies by using Delphi Method (DM). Then construct relative weight of each criterion through Analytic Hierarchy Process (AHP) and provide possible operating strategies for real estate companies. The result of this study shows that the external-environment factors are much more important than the internal-environment factors. However, since the external-environment factors are unable to control, focusing on the internal-environment factors become relatively important. Here are the top five internal-environment factors for companies’ reference: “A good company image”, “Building up brand image”, “Improving quality of construction”, “Cost down of land acquisition & construction” and “Reinforcing management & reduce the construction cost”. |
